752 residential aged care homes, of which 451 publish room prices. The middle price for a room is $550,000, and most rooms sit between $350,000 and $900,000.

Room prices

These are maximum advertised prices: the most a home charges for its dearest room. They are not what most residents pay. A home may fill the majority of its rooms well below this figure, and the price is negotiable at many homes.

  • The cheapest tenth of rooms are under $350,000.
  • The middle price is $550,000. Half of rooms cost more, half cost less.
  • The dearest tenth are over $900,000.

About 1 in 5 rooms are priced above $750,000. Above that a home needs approval from the Independent Health and Aged Care Pricing Authority, and has to justify the price.
